Deck pricing follows structure more than style. Square footage matters, but so does height above grade, because a deck that sits well above the ground needs taller posts, more bracing, and guards on every edge. Footing depth and how easily equipment can reach the backyard change the excavation. Decking material sets the surface, and railing type can swing a budget as much as the boards do. Stairs and landings add framing, footings, and detail work wherever they land. And if a cover is part of the plan, it adds structural load, which reaches all the way back down to the footings.
Below the frost line, and that depth is set by your jurisdiction rather than by preference. Utah winters push frost down far enough that a shallow footing will heave and keep heaving, which shows up later as racked posts and separating stairs. Your contractor will pull the requirement for your city, and you can confirm it with the building department.
Not automatically. The ledger has to land on framing that can carry it, and the wall assembly has to allow flashing that keeps water out of the rim joist. Some houses, especially certain veneers and cantilevered areas, are better served by a freestanding deck with its own posts and footings. That decision gets made on site.
Considerably. Height above grade affects guard requirements at the edges, whether the space underneath is worth keeping usable, how stairs are laid out, and how much lateral bracing the posts need. A low deck a step off the lawn and a second-story deck off the kitchen are different structures even if the floor area matches.
Plan drainage before the deck is framed. On an elevated deck, water passing between the boards decides whether the area below is a dry patio or a place things go to get wet. Grading, a drainage system under the joists, and where downspouts discharge all matter, and retrofitting them later is harder than building them in.
When boards rot, posts shift, or the frame bounces underfoot, the fix depends on what is underneath. A contractor opens up the ledger and looks at the footings first, then tells you plainly whether you are repairing a sound structure or replacing a tired one.
